What are the black streaks on my roof and can they be prevented?
Those streaks are algae (usually Gloeocapsa magma), not dirt or mold, and they're extremely common on Gulf Coast roofs because of our humidity. They won't damage your roof, but they don't go away on their own either. Our Atlas shingle systems include algae-resistant protection built into the shingle — Scotchgard Protector on our Pinnacle tiers of shingles carries a lifetime algae-resistance rating — so new roofs installed by us are built to resist it from day one.

Both hold up well here on the Gulf Coast, but they trade off differently. Shingles cost less upfront and are easier to repair in sections; a quality system like ours carries a lifetime material warranty. Metal costs more upfront but lasts longer with less maintenance, handles wind better, and can lower cooling costs. Neither is the "wrong" choice — it depends on how long you plan to stay in the home and your budget. We'll give you an honest read on your roof specifically, not a one-size-fits-all answer.
Does a new roof or metal roof lower cooling costs in Florida?
It depends on the system. For metal roofing, we can show you actual solar reflectance ratings for each color — lighter colors reflect significantly more heat than dark ones, which does measurably cut attic heat gain. On the shingle side, our Best-tier option, Atlas Pinnacle Sun, is built specifically for this — it uses solar-reflective granule technology designed to reduce heat absorption, on top of the ventilation benefits (ridge vents, intake vents) that matter no matter which system you choose. Yes — our FAMILY Maintenance Program starts at just $500/year and includes two visits (before and after storm season), priority scheduling if something comes up, a full photo/condition report on every visit, and a discount on any future repair or replacement work.
Will my homeowners insurance cover roof damage?
It depends on the cause. Sudden damage from wind, hail, or a storm is typically covered, subject to your deductible. Gradual wear, age, or lack of maintenance generally isn't. As a former insurance adjuster, our owner knows how this process works from the inside — we document damage thoroughly and give you a straight answer on what's likely covered before you ever file, and we never suggest waiving or absorbing your deductible, which is illegal in Florida.
What should I expect during a roof replacement?
We start with a full roof assessment and photo documentation, then walk you through an honest report — not just a sales pitch. You'll get a clear Good/Better/Best estimate, we pull the permit, our crew installs using a 6-nail pattern and does a magnetic nail sweep three separate times (the Triple Nail Sweep), and we handle the final inspection. You get documentation at every step, and payment isn't due in full until after the job passes inspection.
